With rolling hills and tree lined streets, Barton Hills is one of the most desirable areas of Austin. Its close to Zilker Park and therefore in walking distance to the various festivals and events like "Austin City Limits", "Kite Festival", "Trail of lights". Additionally you can walk down to Barton Springs Road where there are numerous local restaurants like Chuys, Austin Java, Shady Grove Cafe. In general driving through the area there are different types of houses and creative lawn furniture. Barton Hills is one of the areas where you could put manikins out on your front lawn and almost fit in with the rest of the neighborhood. The proximity to different culture events has come at a price. We lived in the area for about 4 years and are quite familiar with the daily grind there, so feel free to ask any questions.

 

The neighbor to the west of the Zilker neighborhood is Barton Hills and is bordered on the west side by Mopac down to Loop 360. Many of the homes were built in the 1970s and 1980s, and quite a few overhang the Barton Greenbelt, which wraps around the western edge. Barton Hills is a close walk to the Barton Springs Pool, which is the fourth largest natural spring in Texas and provides all of Austin a cool place come have a swim. The 358 acre Zilker Park is also a short walk away as is the multitude of restaurants on Barton Springs, including Austin Java, Romeos, Flipnotics, Green Mesquite, and the original Tex-Mex Chuys. Behind Austin Java is slated to be some low-rise condos. It will be an excellent location right on Town Lake, but the down-side is that the RV park there will have to go, along with some of the huge trees.
